Rafters and tile battens under a pitched roof after spray foam removal

Why lenders and surveyors ask

When foam covers the rafters or the underside of the tiles, surveyors can't inspect the timbers, so many lenders are cautious or even unwilling to lend until the roof is assessed or the foam is removed.

Research by the BBC and the HomeOwners Alliance found that a quarter of the UK's biggest mortgage providers, and every equity release lender surveyed, would not lend on homes with retrofitted spray foam in the roof.

Once the foam is off, lenders don't just need to know it's gone: they need proof it was done properly.

What your completion pack includes

Every removal is fully documented.

  • A completion certificate you can hand to surveyors and lenders
  • Before-and-after photos and reporting
  • A full timber inspection once the foam is off, with photos and notes
  • Your photos and completion report, packaged for easy lender review

Who it helps

  • Selling: most sellers opt for removal first to keep the chain moving.
  • Remortgaging: removal is usually the most reliable fix.
  • Releasing equity: many homeowners looking to release equity are finding their applications rejected because of the foam.
  • If you don't need a mortgage: your future buyer likely will.

Certificates to question

You may be shown an EBR-01 certificate presented as the UK's independent removal standard, but we have found no general lender policy requiring one: lenders decide on their own criteria and on the professional evidence in front of them.

No removal company can promise that every lender will approve every property once the work is done.

A proper completion certificate documents what was removed, the condition of the roof timbers afterwards, and any remedial works. Our guide to rogue removal companies lists the warning signs.

What our customers say

  • Rated 5 out of 5

I strongly recommend this firm if you need sprayfoam removing. I had spray foam in the loft of the house that I was selling and the buyer’s were not willing to proceed until the foam was removed. Some of the foam had been applied directly to the tiles and I was worried that the roof might need substantial repair. This firm did an assessment within a few days and then arranged for a team to remove the foam a few weeks later. They were very professional and left the house clean and tidy. The buyers arranged for a surveyor to inspect the work and were happy to proceed with the home purchase.

We had to have the foam removed as a surveyor wouldn’t approve ours as we had been warned by the real estate agent . Our buyers couldn’t get a mortgage. It was very urgent as we were in danger of losing the sale of our house .We contacted Remove Spray Foam and they came and and saw us the same day. The quote was very reasonable compared to others we had received previously. Two days later the removal team arrived and what an excellent job they did . We cannot fault their work ethic they were so polite and cleaned up every little bit of foam our loft looks really good new mineral wool the lot .

Your questions answered

Can I sell without removing the foam?

Sometimes, but expect delays, renegotiations, or failed mortgages. Most sellers opt for removal first to keep the chain moving.

Is spray foam insulation illegal?

No, spray foam insulation isn't illegal in the UK. However, lenders and surveyors often view it as high-risk, particularly when it's applied to the underside of a pitched roof.

Do I need an EBR-01 certificate?

We have found no general lender policy requiring a homeowner to obtain an EBR-01 certificate. Lenders decide on their own criteria and on the professional evidence in front of them.

Why do mortgage lenders not like spray foam insulation?

Mortgage lenders are often hesitant, or outright unwilling, to approve loans on properties with spray foam insulation, especially when it has been applied to the underside of the roof. This is largely due to the growing number of cases where spray foam has contributed to hidden structural problems, valuation uncertainty, and difficulty in assessing the long-term condition of the property.
